The Condos market in Pacific Ocean offers excellent opportunities for both vacation home buyers and investors. With its stunning location in Baja California Sur and growing popularity among international buyers, this area provides strong investment potential.
Pacific Ocean stands out as one of Baja California Sur's premier destinations, offering the perfect combination of natural beauty, modern amenities, and investment potential for Condos buyers.
Our local real estate experts specialize in Condos in Pacific Ocean and can help you find the perfect property that meets your needs and budget.
The condo market here is newer and smaller than anywhere else in southern Baja California Sur. Most inventory sits in the Cerritos and Pescadero corridor — low-rise buildings and boutique projects of a few dozen units, typically one to three bedrooms with terraces, ocean views and shared pools. Todos Santos has a handful of small multi-unit projects near Las Tunas and on the edges of the historic center. There are no high-rises and no branded resort condominiums anywhere in the corridor, and the scale of the towns makes that unlikely to change soon. What you get instead is contemporary coastal design at a walkable scale.
Condos near Cerritos Beach benefit from the strongest demand driver on this coast — the one reliably swimmable surf beach on the southern Pacific side, which brings families alongside surfers and keeps traffic steady year-round rather than only during swell. Peak season runs November through April. Todos Santos condos serve a different guest: art, food and culture, which holds shoulder months better than a pure beach market. The retreat and wellness traffic through Pescadero adds a third layer. Units with ocean views, walkable beach access and reliable internet perform best. Model conservatively on six to seven strong months.
HOA fees generally run $150–$400 per month, with newer buildings carrying pools or rooftop amenities at the higher end. Because most projects are small and relatively recent, many do not yet have long HOA management track records — ask for the reserve fund balance, any assessment history and how maintenance decisions get made, even in a building that looks new. Water is the question to press on specifically: some buildings manage shared cisterns or delivery schedules rather than drawing on municipal supply, and how that is billed and secured should be clear before you buy.
Yes. The corridor sits within the coastal restricted zone, so foreign buyers acquire through a fideicomiso — a trust held by a Mexican bank, renewable in 50-year terms, conveying full ownership rights including the ability to sell, rent, renovate and pass the property to heirs. Setup runs approximately $2,000–$3,500 USD with an annual trustee fee of $500–$700 USD, and closing costs run 4–7% of purchase price. For a condo specifically, confirm that the building's condominium regime is properly registered and that the unit's title and parking or storage allocation are clearly documented.
Houses dominate the corridor and offer more of what draws people here — outdoor space, pools, room to build, and the ability to sit on a large parcel with open coastline around it. Condos make sense for buyers who want low-maintenance ownership, are using the property seasonally, or want a foothold while they learn the area before committing to a house. The practical advantage in this corridor is infrastructure: a condo building typically has water supply, power backup and internet already solved, whereas a standalone house — particularly toward Elías Calles — may require you to solve all three yourself. That is worth weighing carefully against the extra space.
Budget 4–7% of purchase price for closing costs covering notary fees, the roughly 2% acquisition tax, fideicomiso setup and registry recording. Annual carrying costs typically run $3,500–$7,000 USD: HOA fees of $150–$400 monthly, property tax of $100–$800 per year, the fideicomiso annual fee of $500–$700, and insurance of $500–$1,200 with a separate and materially higher named-storm deductible given Pacific exposure. Electricity is the main variable — Baja California Sur rates are among Mexico's highest and the grid serving this corridor has capacity limits, so solar-ready buildings are worth prioritizing. Confirm whether water is included in the HOA or billed separately.
